Water got in. Now you have mold.
Snowmelt under the shingles. A supply line that let go behind the kitchen wall. Groundwater in a crawl space after a wet spring. However the water arrived, the mold shows up after it, usually somewhere you cannot see. We treat what the water left behind in attics, crawl spaces, basements and subfloors across Colorado and southeast Wyoming.
After a water event
What we treat after water damage
Mold Removal Express handles the mold side of a water event. That means:
- Attic sheathing, rafters and insulation surfaces after a roof leak or ice damming
- Crawl space joists, subfloor and framing after groundwater or a plumbing failure
- Basement framing and finished wall cavities after a window well or foundation leak
- Bathroom and kitchen subfloor after a slow leak that ran for months before anyone noticed
- Spot areas around a single failure point
The treatment is an Antimicrobial Dry Fogging Treatment (ADFT). It is a dry antimicrobial fog that moves through wood, insulation and framing cavities and treats the surfaces there.
Our scope
What we do not do
We are not a water restoration contractor, and we will tell you that on the phone.
- We do not pump or extract standing water.
- We do not perform structural drying.
- We do not rebuild, replace drywall, or do reconstruction.
If water is still standing, or if the material is still wet, that work comes first and it is not ours. Call a water restoration contractor for extraction and drying. Once the area is dry, call us and we will handle the mold.
How it starts
How the water usually gets in on Front Range homes
Snowmelt and ice dams
Freeze-thaw cycles push meltwater back under the shingles and into the roof decking. The attic gets wet, dries slowly, and grows mold on the sheathing over the following season.
Hail-damaged roofs
A roof takes hail in the summer, the damage is small enough that nobody replaces it, and the attic takes on water every storm afterward.
Crawl space groundwater
Failed vapor barriers, poor grading and spring runoff put moisture into crawl spaces that never fully dry out. This is the single most common one we see.
Plumbing failures under the floor
Supply lines, drain lines and water heaters that let go inside a wall or under a subfloor. By the time the floor feels soft, the mold has been there a while.
Window wells and foundation seepage
Water gets into a finished basement, the carpet gets dried, and the framing behind the baseboard does not.
The treatment
How ADFT works once the area is dry
Wet material does not need long to grow mold. Days, not weeks. That is why the order matters: dry first, treat second.
Once the area is dry, the crew sets up and fills the space with dry antimicrobial fog. It reaches the top of the rafters, the underside of the subfloor, the back of the framing and the inside of insulation cavities. In an attic or a crawl space nothing is torn out. Material that is too far gone to save may have to come out first.
Most attic and crawl space jobs are finished in one working day. You get your space back that evening. If you want independent confirmation that the treatment held, live spore testing is available afterward through an accredited lab. The full walk-through is on our ADFT process page.
Timing
How soon you should call
As soon as the area is dry. The longer wet framing sits, the more surface area ends up affected, and a spot problem turns into a whole-crawl-space problem.
You do not need to wait for a test result to call us. Send photos of the affected area with your zip code and we send back a number, usually the same business day.
Service area
Where we do this work
We cover the Front Range corridor and southeast Wyoming, including Denver, Colorado Springs, Fort Collins, Boulder and Cheyenne. Colorado Springs and the surrounding El Paso County homes call us most often after summer storm damage and crawl space moisture.
