Where kitchen mold actually grows
We have run enough of these to know where to look before we arrive. It is nearly always a slow appliance or plumbing leak rather than anything you spilled.
The spots are the cabinet floor under the sink, the subfloor under the dishwasher, the flooring behind and under the fridge where the ice maker line runs, the wall cavity behind the sink base, and the toe kick along the bottom of the cabinets.
How it starts
The usual sources in a Colorado kitchen
The under-sink leak
A supply line, a drain fitting or a garbage disposal seal that weeps. The cabinet floor is particle board and it drinks it. This is the one we see most.
Dishwasher supply and drain
A slow leak at the back of the dishwasher runs under the unit and into the subfloor, where nobody looks until the floor moves.
Ice maker lines behind the fridge
A small plastic line to the fridge, in a spot nobody pulls out for years. We have written up a Fort Collins job that started exactly this way.
Failed caulk at the countertop
Water runs off the counter edge at the sink, down the back of the cabinet, and into the base where you cannot see it.
No extraction over the hob
A recirculating hood does not move moisture out of the room. Cooking steam ends up in the cabinets above.
Kitchens over a basement
Whatever gets past the kitchen floor lands on the basement ceiling underneath. We usually end up treating both.
The treatment
How our kitchen mold remediation works
We use Anti-Microbial Dry Fog Treatment (ADFT). The fog reaches inside the cabinet carcass, under the toe kick, behind the dishwasher and into the subfloor, which is where the growth actually is.
Sometimes a soaked sink base floor or a soft patch of subfloor has to come out first. ADFT then treats everything that remains, inside the cabinets and under them.
Get the leak repaired before we treat. A plumber first, then us, in that order.

How we quote a kitchen
Send us photos, including inside the sink cabinet and, if you can move it, behind the fridge. Tell us roughly how large the kitchen is. We send back a real number, usually the same business day.
Square footage, how many separate areas and how easy they are to get into are what move it. Nothing else.
If the floor already feels soft underfoot, say so in the message. That usually means the subfloor has been wet for a long time and the basement ceiling below is worth a look at the same time.
