Colorado Front Range · Since 2013Attic and Crawl Space Mold Removal

The two spaces nobody looks in, and where most mold lives.

An attic and a crawl space have the same problem from opposite ends of the house: no airflow, big temperature swings and a moisture source nobody noticed. They are what our team has treated more than anything else, right across the Colorado Front Range.

One job, two ends of the house

Why we treat these together

We used to keep these on separate pages, and it never matched how the work actually goes. The cause is the same, the treatment is the same, and on plenty of Front Range homes we end up in both on the same visit.

In an attic it is the roof decking, the rafters and the top of the insulation. In a crawl space it is the floor joists, the subfloor above and the ground cover below. Same fog, same day, same guarantee.

How it starts

What puts moisture in these spaces

Ice dams and roof leaks

Freeze and thaw pushes meltwater back under the shingles and into the decking. The attic gets wet, dries slowly, and grows mold on the sheathing the following season.

Crawl space groundwater

Failed vapor barriers, poor grading and spring runoff put moisture into a crawl space that never fully dries out. The most common one we see.

Bathroom fans venting into the attic

A fan that dumps warm wet air into the attic instead of outside. Two showers a day, all winter, straight onto cold decking.

Blocked soffit vents

Insulation pushed over the vents at the eaves stops the airflow the attic depends on. Very common after an insulation top-up.

Plumbing under the floor

Supply and drain lines running through a crawl space. A slow leak soaks the joists and the subfloor above before anyone notices.

Winter condensation

Warm damp house air meets cold decking or cold joists and condenses. No leak needed at all, which is why people are surprised by it.

The treatment

How our attic and crawl space remediation works

We use Anti-Microbial Dry Fog Treatment (ADFT). The crew sets up and fills the space with a dry antimicrobial fog that reaches the top of the rafters, the back of the decking, the underside of the subfloor and inside the insulation. Every surface, including the ones nobody can physically reach.

There is no tear-out. The decking stays, the insulation stays, the joists stay. Compare that to a quote that starts with stripping an attic back to bare wood and re-insulating it afterward.

Most attic and crawl space jobs are done in one working day. There is more detail on the ADFT process, and a straight answer to the obvious question on whether fogging actually works.

What it costs

How we quote an attic or a crawl space

Send us photos from the hatch, or from as far in as you can safely get, plus a rough idea of the square footage. We send back a real number, usually the same business day.

Square footage, how many separate areas and how easy the access is are what move the number. A crawl space you can only belly into takes longer than one you can kneel in, and we would rather know that from a photo than find it on the day.

You do not need to go in there. A few shots from the opening are usually enough for us to quote it properly.

Real Colorado jobs

Attics and crawl spaces we have already cleared

If you are still working out whether you have a problem, our team wrote up the signs of mold on floor joists, the early clues most homeowners miss, and when a crawl space needs professional treatment. For the attic, we wrote up how winter condensation starts attic mold and how a roof leak leads to attic mold.

Questions

Attic and crawl space questions we get every week

Do you have to tear out my attic decking or insulation?
No. ADFT treats the material in place. Nothing comes out and nothing needs replacing, which is the main difference between us and a demolition quote.
Can you do the attic and the crawl space on the same visit?
Usually yes, and on a lot of Front Range homes that is exactly what happens. Mention both when you send photos and we will quote them together.
How long does it take?
Most attic and crawl space jobs finish in one working day.
Do I need to get into the crawl space to send photos?
No. Photos from the hatch or the opening are usually enough. Do not crawl in if you are not comfortable doing it.
My crawl space still gets water in the spring. Should I treat it now?
Deal with the water first. If moisture keeps coming in, treatment will not hold and neither will the guarantee. We will tell you that instead of taking the job twice.
What will it cost?
Send photos and a rough square footage and we send back a number, usually the same business day.
