Black spots in the bathroom that keep coming back.
A bathroom makes its own weather. Hot water, a closed door and a fan that never really worked, twice a day, every day. We clear bathroom mold across the Front Range, usually in one working day.
What we find in there
Where bathroom mold actually grows
If you can scrub it off the grout and it is back in a fortnight, the mold is not on the surface. It is in the material behind it, and surface cleaner never reaches that.
The places we open up most often are the subfloor around the base of the toilet, the cabinet floor under the sink, the wall cavity behind the shower surround, the ceiling above the shower, and the back of the drywall next to the tub.
How it starts
Why bathroom mold keeps returning
A fan that does not move air
Plenty of Front Range bathrooms have a fan that runs but vents into the attic, or vents nowhere at all. The moisture just moves somewhere else in the house.
The slow leak under the sink
A supply line or a drain fitting that weeps a little. The cabinet floor swells, the particle board goes dark, and it has been happening for a year.
Failed grout and caulk
Once the seal at the tub or the shower pan goes, water gets behind the tile and into the wall. Nothing on the surface shows it.
Colorado winters, closed windows
The house is shut up from October to April. Two hot showers a day and nowhere for that moisture to go.
Toilet flange seepage
A wax ring that has given up lets a little water out at every flush, right into the subfloor where you cannot see it.
Second floor bathrooms
When an upstairs bathroom leaks, the first thing anybody notices is a stain on the ceiling below. By then it has been wet for a while.
The treatment
How our bathroom mold remediation works
We use Anti-Microbial Dry Fog Treatment (ADFT). The fog gets behind the surround, into the cabinet base, through the subfloor around the toilet and up into the ceiling above the shower. It reaches the places a sponge cannot.
Sometimes drywall or subfloor that was wet for too long has to come out first. ADFT then treats everything that remains.
A bathroom is usually a short day. If the mold has spread into the ceiling, have a look at our ceiling mold page as well, because they are often the same job.
What it costs
How we quote a bathroom
Send us photos of the spots you can see, and tell us roughly how big the room is and whether more than one bathroom is affected. We send back a real number, usually the same business day.
No appointment and no sales call. What moves the number is the square footage, how many areas we are treating and how easy the space is to reach.
One thing worth saying plainly: if the leak is still live, fix the plumbing first. Treating a bathroom that is still getting wet is money spent twice, and we will tell you that rather than take the job.
Real Colorado jobs
Bathrooms we have already cleared
Three jobs are written up in full. One is mold growth in a bathroom ceiling in Lakewood. The other two are in Aurora: mold found in the middle of a bathroom remodel and dark spots around a tub.
If you are not sure what you are looking at, our team wrote up how to tell mold from mildew. We also wrote up how to avoid bathroom mold.
